Promontory: Location and Amenity the Perfect Mix    

AFTER three months of house hunting, Brisbane real estate agent Simon Caulfield knew he found the perfect place to call home when he inspected an apartment at Australand’s $150 million Yungaba development at Kangaroo Point.

The one-bedroom plus study apartment in Yungaba’s first stage, Promontory, presented the first home buyer with an ideal opportunity to get into the market and impressed him so much that he made an offer just three days after his initial inspection.

Mr Caulfield said the quality of the 81sqm apartment which features a 17sqm balcony, together with Yungaba’s exceptional recreation facilities and location were the development’s major selling points.

“The main attraction for me was Yungaba’s proximity to Brisbane’s CBD and surrounding suburbs without having to compromise on lifestyle,” he said.

 “When I visited the site, I was surprised to see such expansive riverfront gardens and impressed with how facilities like the outdoor pool have been so well integrated.

“The developer has really capitalised on the site’s natural assets and stayed true to its heritage roots, which is great to see on such a valuable piece of land.”

Location was also a top priority for Mr Caulfield and his partner Courtney Maguire who said they were seeking ease of access to the city and surrounding suburbs for work commitments.

“My office is in New Farm which is straight across the Storey Bridge and Courtney works in a law firm in the city, so location wise it works in a number of ways,” said Mr Caulfield.  

“Courtney can catch one of three ferries to the CBD which depart only a few hundred metres down the riverfront from our apartment.” 

Mr Caulfield said he had developed an affinity for Kangaroo Point having sold more than $10 million of real estate in the blue-chip suburb since the end of last year.

“Given it won’t be built out, Promontory presented a secure and good value solution to our personal property search,” he said.

“Kangaroo Point is certainly one of Brisbane’s prime suburbs which presents as not only a good lifestyle option, but also a strong investment area.

“Part of the reason we bought at Yungaba was because of the historical value of the site and the adjacent Yungaba House, which will be a point of difference that also adds significant value to our investment.” 

Mr Caulfield said he planned to live in his current apartment over the next few years, but had already set his sights on a larger space within Promontory.

“We liked the fact we have the option of renting out the one-bedroom apartment and upgrading to a larger dwelling if our lifestyle requirements change,” he said.

“Promontory poses quiet strong rental returns and appeals to a wide demographic of people which means it won’t be hard to find renters if we look to upgrade.”

Resident facilities will include a recreation centre, 25m infinity lap pool and an alfresco entertainment area with BBQ facilities.

Australand plans to restore the iconic 125-year-old Yungaba House, which sits adjacent to Promontory, to its former glory - transforming it into 10 luxury residences in a later stage of the project.
